Project overview

Sage Engineering Associates, LLP provided mechanical, electrical, plumbing, and fire protection engineering services for the design and construction of a private student housing development located directly across from the main entrance of the State University of New York at Albany. The project was developed to provide modern, high-quality student housing within walking distance of the campus while incorporating building systems designed for long-term reliability, maintainability, and energy efficiency.

The development consists of a multi-story residential building providing 268 student beds distributed among 115 individual apartment-style units. The units were designed for single-resident occupancy and include private bedrooms and bathrooms for each resident. Each apartment contains a shared kitchen equipped with stainless steel appliances and granite countertops along with a common living and lounge area intended to support both social interaction and collaborative study environments.

In addition to the residential units, the building includes a range of amenities designed to support student living and community engagement. Two levels of structured garage parking are located beneath the residential floors, providing protected parking for residents. The building also features a full-time concierge area at the main entrance, a fitness center, individual study rooms located on the first floor, and a common indoor and outdoor gathering space that connects interior lounge areas with exterior amenity spaces.

The mechanical systems were designed to provide reliable, individually controlled comfort for each residential unit while maintaining overall building efficiency. Heating is provided by individual gas-fired furnaces serving each apartment, paired with electric cooling systems for summer operation. A centralized domestic hot water plant provides hot water distribution throughout the building, while a building-wide energy recovery ventilation system provides tempered outdoor air to improve indoor air quality and reduce ventilation energy loads.

The completed development provides modern, amenity-rich housing designed specifically to meet the needs of university students while maintaining efficient and maintainable building systems.
